I don't think you need to add parking 1:1 for adding units any longer.

Thanks folks. I renovate fixer properties in the city for a living (purchase/fix/sell). I have been trying to think out-of-the-box a bit, and develop new ways to add value to a property. I noticed that there are large fixer single family homes in some R2 neighorhoods that come onto the market occasionally. That got me thinking about converting single familys to condos, as a way to add more value to a property than simply renovating it. I have converted flats to condos before, but I no nothing about converting a single family to condos. Do I first convert to units and then go through the normal conversion process? Or would the city treat it as new condo construction, thus avoiding the lottery or owner occupancy requirements?

Presuming you are anything other than R1 you would ask Planning permission to add a unit. This will almost always require that you add one additional independant parking space. If your SFR is like alot of SFR's here then your 'second unit' is at street level and you have to demo your unit in order to convert it to the garage for now non existant unit. Planners always keep a straight face when this is asked at the desk. In general they love it when you add a unit. However your neighbors may protest that you are fucking up the area with slum dwellers and that you are a capitalist dog. That adds fun and complexity. Tell them you are going to open a recoverring Meth clinic if they go to the hearing. I love SF. Only the earthquake and resultant fire will burn the fucking morons and parasites (tenants) out of this village.

what is your zoning? is the home 2 units now, or do you need to do major remodelling? why do you want to do this? start with these questions...

Does anybody have any experience with converting a sfr into two condos? Pitfalls? Words of wisdom? Am I crazy? Thanks much
